Which San Diego Areas Are Hot — and Where Can Buyers Deal?

Some homes are selling quickly. Others may give buyers considerably more negotiating leverage.

San Diego is not one housing market.

I reviewed 1,845 recent pending and closed San Diego County home sales.

What stood out wasn't simply how fast homes were selling.

It was how different one neighborhood can be from another.

Where Houses Are Moving Fast

Some of the hottest markets for houses included:

Serra Mesa / Mission Village (92123)
South Chula Vista (91911)
Clairemont / Linda Vista / Kearny Mesa (92111)
Carlsbad / La Costa (92009)
Clairemont (92117)

Santee, El Cajon, Oceanside, Ocean Beach and Coronado were also among the faster-moving house markets.

What Does That Mean to a Buyer?

In faster neighborhoods, the better homes may not give you much time to decide. You don't necessarily need to overpay — but you should have your financing, price range and offer strategy ready.

Where Buyers May Have More Room to Deal

Other areas are taking longer to sell.

That may create more opportunity to negotiate.

This does not mean every seller in these areas is motivated.

It means buyers may have more time and potentially more leverage to ask for:

  • A lower price
  • Closing-cost credits
  • A mortgage-rate buydown
  • Repairs or repair credits
  • Better timing or terms

The key isn't simply finding the slower neighborhood.

It's finding the seller who is ready to make a deal.

The condo and townhome market is telling a different story.

Where Condo Buyers May Have More Choices

Poway • Rancho Peñasquitos • Mission Valley • East Chula Vista • Del Mar • San Marcos • Downtown San Diego • Oceanside • South San Diego • Carmel Valley

In slower condo markets, buyers may have more inventory to compare and more opportunity to negotiate.

But with a condo, don't look only at the asking price.

HOA finances, reserves, insurance, and potential assessments can be just as important.

Don't Just Search for Homes.
Search for opportunity.

I look for clues that a seller may be more flexible:

  • Longer time on the market
  • Recent price reductions
  • Back on market after falling out of escrow
  • Vacant homes
  • Multiple price reductions
  • Builder inventory
  • Homes needing cosmetic improvements

Those are often the properties where the asking price doesn't tell the whole story.
